If you are planning on selling your house, wouldn’t you want to do everything you can to get it to sell fast and for the most money possible? I am pretty sure almost everyone would answer yes to this question. The problem is most people just aren’t sure what needs or should be done to get their house ready to sell. This is where your Realtor really needs to come through for you. They should be able to advise you what can be done to maximize your investment. Unfortunately, a lot of Realtors will simply tell their clients to clean the house really well and leave it at that. This is a huge disservice to you, and is one of the causes of homes sitting on the market for a long time. Let me explain why staging your house to sell is important.
First, let’s look at some stats:
- Most buyers form an opinion of your house within 10 seconds of entering.
- Staged homes spend 83% less time on the market then non-staged homes.
- Staged homes sell on the average 17% higher than non-staged homes.
- An average staging investment of 1% to 3% provides a return of 8% to 10%.
As you can see, staging your home for sale is one of the most important things you can do to maximize your home’s appeal and sales price. As part of my extensive marketing plan for houses that I am listing, I will walk through your house room by room and give you my recommendations on how to maximize each room’s appeal. It is ultimately up to you to decide how much work you want to do to get your home ready to sell and how much you want to spend. As you can see from the stats though, any money you spend getting you home staged should result in a higher return on your sales price.
